About
Registered estate negotiator in Kuala Lumpur
I help foreign buyers and relocating families find a home or an investment property in Kuala Lumpur, and I explain the rules that apply to you before you commit: what you're allowed to buy, what it really costs, and how to buy safely from overseas.
What I help with
Malaysia's federal guideline bars foreign buyers from property under RM1 million per unit and from units allocated to Bumiputera buyers, and each state sets its own minimum price. I only shortlist units that pass.
The 8% stamp duty, legal fees, consent fee and monthly holding costs, worked out for the unit you're looking at.
The unit has to meet your MM2H category's minimum and the foreign-buyer rules. I check both.
Checking the developer on TEDUH, paying only into the project's HDA account, and signing the e-SPA from home with your lawyer.
How I work
I'm a registered estate negotiator (REN 34312). I find and check the property, and I coordinate with the people who handle the rest: your lawyer for the agreement and state consent, your bank for the loan, and a licensed MM2H operator if you're applying for MM2H.
I'm not a lawyer, tax adviser, financial adviser or MM2H operator, and I'll tell you when a question is for one of them. My guides list the official sources, so you can check the rules yourself.
On YouTube
I explain Kuala Lumpur property for foreign buyers on my YouTube channel: new launches, the rules, costs, MM2H and how to buy safely from overseas.
