How much does bungalow land cost in Kuala Lumpur?

Short answer: Bungalow land in Kuala Lumpur is priced per square foot (psf) of land, and the area decides most of the price. Prime plots in Damansara Heights and Ampang Hilir cost about RM530 to RM800 psf or more, Bangsar about RM430 to RM500 psf or more, and Country Heights Damansara about RM370 to RM520 psf. Bukit Jalil, Cheras and Sentul cost about RM200 to RM290 psf. On a 10,000 sq ft plot, that is roughly RM2 million to RM8 million (≈ US$500,000 to US$2 million). These are current figures, not guaranteed, and may change in future.

Land price is not house price. A finished bungalow's sold price is often quoted per square foot of land, but it includes the house. In Bangsar, recent bungalow sales worked out at about RM820 to RM1,560 psf of land, against about RM430 to RM500 psf for an empty plot. Compare land with land.

Prices by area, per square foot of land

These ranges come from recent sales and current listings, as set out in the tables further down. The example column shows what a 10,000 sq ft plot, a common bungalow size, would cost at that range.

What moves the price

  • The address: the neighbourhood sets the range. Within it, quieter streets and plots near the main enclave command more.
  • Tenure: freehold plots are usually priced higher than leasehold. On leasehold land, the years left on the lease affect what banks will lend and what the next buyer will pay. See Freehold or leasehold.
  • Slope and orientation: flat plots are cheaper and simpler to build on, so they usually fetch more per square foot. Hillside plots need retaining walls and more approvals, but some, such as those in Country Heights Damansara, come with open views.
  • Gated and guarded: plots inside a guarded enclave usually sell for more than standalone plots on an open street.
  • Size and shape: larger plots often cost less per square foot, and irregular or narrow plots are harder to build on.
  • The title: the land-use category, any conditions on the title, and whether it is a Bumiputera lot or Malay reserved land all affect who can buy it and what it is worth.

Can a foreigner buy bungalow land in Kuala Lumpur?

Generally yes. Under section 433B of Malaysia's National Land Code, a foreigner can buy land only with the state's written approval. In Kuala Lumpur the minimum price for foreign buyers is RM1 million (≈ US$250,000), so almost every bungalow plot is above the line.

  • Not open to foreigners: Malay reserved land and Bumiputera lots. Agricultural land is generally not open to individual foreign buyers.
  • Kuala Lumpur, not Selangor: many "KL" bungalow areas, such as parts of Ampang, Cheras and Damansara, are in Selangor, which does not let foreigners buy houses on their own individual title. Country Heights Damansara, Damansara Heights, Ampang Hilir and Bangsar are in Kuala Lumpur.
  • Costs on top: foreign buyers pay 8% stamp duty on residential property transfers from 1 January 2026, plus legal fees and the state approval fee. Ask your lawyer how these apply to an empty plot.

Check the title before you pay a deposit. The title shows the tenure, the land-use category, any condition to build within a set time, and whether the plot is a Bumiputera lot. Your lawyer should confirm a foreigner can buy it before you sign.

Before you buy a bungalow plot

  1. Ask for recent sold prices on the same street, not asking prices.
  2. Get the title searched: tenure, land use, conditions and Bumiputera status.
  3. Confirm the plot is in Kuala Lumpur, not Selangor.
  4. For a hillside plot, ask an architect what the slope adds to the building cost and approvals.
  5. Budget for 8% stamp duty, legal fees, the state approval fee and the cost of building the house.

Frequently asked questions

How much is bungalow land in Kuala Lumpur per square foot?

It depends on the area. Recent sales and listings put land in Damansara Heights at about RM530 to RM800 psf or more, Ampang Hilir at around RM800 psf and above, Bangsar at about RM430 to RM500 psf or more, Country Heights Damansara at about RM370 to RM520 psf, Bukit Jalil (Alam Sutera) at about RM250 to RM280 psf, and Cheras and Sentul at about RM200 to RM290 psf. These are current, not guaranteed, and may change in future.

Which area of Kuala Lumpur has the most expensive bungalow land?

Ampang Hilir and Damansara Heights sit at the top, at around RM800 psf and above for prime plots. Bangsar's established hillside streets, such as Bukit Bandaraya and Bukit Pantai, follow closely.

Can a foreigner buy bungalow land in Kuala Lumpur?

Generally yes, with the state's written approval, if the price is at least RM1 million and the plot is not Malay reserved land or a Bumiputera lot. Agricultural land is generally not open to individual foreign buyers. Confirm the title and its conditions with a lawyer before you pay a deposit.

Why does a finished bungalow cost more per square foot than the land?

Sold prices for a finished bungalow are usually divided by the land area, but they include the house. Recent bungalow sales in Bangsar worked out at about RM820 to RM1,560 psf of land, against about RM430 to RM500 psf for an empty plot.

Is freehold bungalow land priced higher than leasehold?

Usually yes. Buyers pay more for freehold land, and the years left on a lease affect what banks will lend and what the next buyer will pay. See the freehold vs leasehold guide for how tenure works.

Is Country Heights Damansara in Kuala Lumpur or Selangor?

Country Heights Damansara is in Kuala Lumpur. It matters because Selangor does not let foreigners buy houses on their own individual title, while Kuala Lumpur does, from RM1 million.
