MABA Suitez is a development of 914 fully furnished serviced suites in two towers on Jalan Hang Jebat, Kuala Lumpur, a new launch beside Merdeka 118, by EXSIM with the Malaysia Basketball Association (MABA) as partner. Suites range from 323 to 657 sq ft in four layouts, from an office suite to a 1-bedroom suite with two bathrooms, and residents share a 3x3 basketball court, pools and lounges. Completion is expected in 2031.

No car park bay

No bay comes with any unit. If you need to park every day, ask me about monthly parking nearby first.

Buying from overseas

For foreign buyers

Can I buy here?

Only units priced at RM1 million or more. Foreigners can't buy property valued under RM1 million per unit, so I'll tell you which units here qualify.

Do I need approval?

Yes. Every foreign purchase needs written approval from the state government, under section 433B of Malaysia's National Land Code.

What tax do I pay?

Stamp duty of 8% of the price, or the market value if higher, for foreign buyers from 1 January 2026. Ask me for the full list of costs.

Common questions about MABA Suitez

Where is MABA Suitez?

MABA Suitez is in KL City Centre, in the Federal Territory of Kuala Lumpur. The map on this page shows its location.

Can I buy at MABA Suitez as a foreigner?

Only units priced at RM1 million (≈ US$250,000) or more, and not units reserved under Malaysia's Bumiputera quota. Malaysia's federal property guideline doesn't allow foreigners to buy property valued under RM1 million per unit, so ask me which units here you can buy.

How much does a unit at MABA Suitez cost?

Prices start from RM699,000 (≈ US$175,000), the developer's indicative starting price for this project, before any rebate. Foreign buyers can buy the units priced at RM1 million (≈ US$250,000) or more. Prices change by floor, size and view, so WhatsApp me for today's prices and the units still available.

When will I get the keys to MABA Suitez?

Completion is expected in 2031. Your own sale and purchase agreement sets the completion period that applies to you.

Who is the developer of MABA Suitez?

The developer is EXSIM, with the Malaysia Basketball Association (MABA) as partner.

Is MABA Suitez sold under the Housing Development Act?

Yes. MABA Suitez is on commercial-title land and is sold under Malaysia's Housing Development Act, so the standard statutory sale and purchase agreement applies and your progress payments are paid into the developer's housing development account. Ask me for the developer's licence and advertising permit numbers, and check them before you pay any booking fee.

Is MABA Suitez freehold or leasehold?

Leasehold. The developer hasn't published the remaining lease term yet, so ask me for it before you book. For foreign buyers, a leasehold transfer also needs the state's consent, which adds time.

Does a unit at MABA Suitez come with a car park?

No. According to the developer's sales materials, no car park bay comes with any unit. Ask me about parking options nearby.

Is MABA Suitez part of Merdeka 118?

No. MABA Suitez is a separate development by EXSIM on Jalan Hang Jebat, in the block beside Merdeka 118.

How many bedrooms do the units at MABA Suitez have?

Four layouts from 323 to 657 sq ft: Type A is an office suite, Type B has 1 bedroom and a study, and Types C and C(M) have 1 bedroom and 2 bathrooms. Ask me which layouts are still available.

How big is MABA Suitez?

914 units in two towers: Tower A runs from level 7 to 51, and Tower B from level 7 to 43A.

What's the nearest train station to MABA Suitez?

Merdeka MRT, about 160 m (about 2 minutes on foot), according to the developer's location map.

What taxes do I pay when buying as a foreigner?

Stamp duty of 8% of the price, or of the market value if that is higher, for buyers who are neither Malaysian citizens nor permanent residents, under Malaysia's Finance Act 2025 from 1 January 2026. Ask me for the full list of costs for your unit.

Can I get a home loan in Malaysia as a foreigner?

Bank Negara Malaysia's foreign exchange rules, in force from 1 October 2025, allow a non-resident to borrow ringgit, in any amount, from a Malaysian resident lender to buy property in Malaysia. The rules permit the borrowing; they do not require any bank to lend, so confirm with your bank before you book.

Can I view MABA Suitez from overseas?

Yes. I can take you through the floor plans and the developer's sales materials on a video call, so you can decide before you travel.

How do I get today's prices?

WhatsApp me on +60 14-913 3919, or send the form on this page with your country and budget, and I'll send today's prices, the units still available and the floor plans.
